When people think about West Houston real estate, they think Katy first, then Cypress, then maybe Fulshear. Waller does not always make the first list, and that is exactly the opportunity. I have been watching Waller's numbers closely for the last year, and what I see is a market that posted 103 percent year-over-year transaction growth in Q4 2025, with new construction communities coming online at price points that are genuinely hard to find this close to Houston.

What Is Happening in Waller Right Now

Waller sits northwest of Katy along Highway 290, far enough out to feel like a different pace of life, close enough to stay connected to Houston's employment centers. The communities coming online here include Wildrye, OakBerry Trails by RiseWell Homes, Lake View, and Attwater, each with their own character and price range.

RiseWell Homes in particular has brought a level of new construction quality to the Waller market that is drawing buyers who are priced out of comparable product in Katy or Fulshear. The early mover dynamic is real here: buyers in the first and second phases of these communities are getting in before the infrastructure catches up, and historically in West Houston, that is when the best equity positions are built.

Who Is Buying in Waller

The Waller buyer right now tends to be one of three profiles. First, the value-driven family that wants newer construction and more space than their budget allows in Katy or Cypress. Second, the investor or buyer planning ahead who recognizes the 103 percent transaction growth as a signal worth paying attention to. Third, the buyer who has been watching Fulshear and Katy fill up and wants to get into the next wave before prices reflect what the market is doing.

All three of these buyers are making reasonable decisions based on what the data is showing. Waller is not a speculative bet. It is an early position in a corridor that has a proven growth track record.

What to Know Before You Buy in Waller

Highway 290 is the key artery for Waller buyers, and commute time to the Energy Corridor or downtown Houston is the first question most buyers ask. The answer depends heavily on departure time, but the improved Highway 290 has made the commute more manageable than the pre-expansion version that held earlier buyers back.

New construction in Waller communities like OakBerry Trails and Wildrye comes with the same builder contract considerations that apply across all West Houston new construction. Getting representation before you go into the sales office protects your interests and costs you nothing.
