Cypress TX Real Estate: What the June 2026 Numbers Show

If you have been watching the Cypress market and wondering whether the momentum is real, the June 2026 numbers answer that question directly.

 

The Houston metro closed June 2026 with 40,061 active listings, up 2.7% year over year, and an average list price of $470,284. Closings across the region jumped 9.9% compared to the same period last year. That is the backdrop for every West Houston community right now, and Cypress is performing at the top of that backdrop.

 

The 1960/Cypress corridor ranked in the top 10 for hottest communities in the Houston area in Q4 2025 with an average sales price of $316,590. That ranking is not an accident. Cypress has the infrastructure, the master planned communities, and the school district reputation that keeps demand consistent regardless of what interest rates are doing.

 

Bridgeland continues to be one of the most-watched master planned communities in the entire Houston metro. The amenity level, the trail system, the lake access, and the new construction options across multiple price points make it a destination for relocating families and move-up buyers alike. Towne Lake and Cane Island round out the Cypress story with distinct community identities that appeal to different buyer profiles.

 

Cy-Fair ISD remains one of the largest and most consistently performing school districts in Texas. For families relocating from out of state, the combination of school quality, community amenities, and new construction availability in Cypress is difficult to match anywhere else in the Houston corridor.

 

What I am seeing on the ground right now: buyers who did their homework six months ago and locked in during a slower period are sitting on equity. Buyers who are just starting the process have more inventory to choose from than they did a year ago, which means more negotiating room and less panic. Sellers who price strategically are still closing.
