New construction in West Houston looks incredible. The model homes are stunning, the communities are well-planned, and the sales agents are genuinely helpful. But once you walk into the sales office, you are in the builder's territory. I was born and raised in Houston, and I have sat across from enough builder contracts to know what gets glossed over when buyers are excited. Here is what you need to understand before you sign.

The Builder's Contract Is Not Neutral

Every builder in Katy, Fulshear, and Richmond uses their own contract, written by their own attorneys. These documents are not designed to be balanced. They protect the builder's timeline, the builder's pricing, and the builder's right to make changes. Things like lot substitutions, spec changes, and construction delays are often buried in language that sounds standard until something goes wrong.

Getting an independent review of the contract before you sign is not optional. It is the difference between going into the process informed and going into it hoping everything works out.

What to Watch in the Options and Upgrades Process

The design center is where builders make significant margin. Standard finishes in many communities look great in the model but are base-level products that have limited appeal on resale. The upgrades that matter most for resale value in Katy and Fulshear communities are flooring, countertops, and any structural changes to the floor plan like bedroom additions or extended covered patios.

Not every upgrade is worth the builder's price. Some items are more cost-effective to add after closing. Knowing which ones to invest in at the builder's pricing and which to negotiate or defer is something a buyer's agent who works in these communities regularly can walk you through before you sit down at the design center.

Why You Need Your Own Representation

Builder sales agents are friendly, knowledgeable, and entirely aligned with the builder. That is their job. Having your own buyer's agent alongside you does not cost you anything, because the builder pays the agent's commission regardless. What it gives you is someone whose job is to represent your interests, ask the questions you might not know to ask, and review everything from the contract to the closing disclosure.
